A specialist market, not a universal lender panel
Pension-property finance in Ireland is a specialist market. Availability depends on the pension structure, trustee, property type, rent, security, retained liquidity, repayment timeframe and each lender’s current appetite. The organisations below are included because they publish relevant pension-property information; this is not a ranking, recommendation or complete market panel.
Published lending routes
| Route | Published position | What to confirm |
|---|---|---|
| ICS Pension Unit Trust mortgage | The clearest published standard residential pension buy-to-let route. Current public criteria show up to 50% LTV, €50,000–€1.5 million loans, a €100,000 minimum property value and 5–15 year capital-and-interest terms. | Current rate and APRC, property eligibility, rent assessment, trustee compatibility, liquidity and full underwriting. |
| Capitalflow pension-backed property lending | Capitalflow currently publishes pension-backed property lending and commercial-property finance. It states that rates and structures are assessed individually rather than through one standard rate. | Property type, security, LTV, lease and tenant quality, rent, term, fees, exit strategy and trustee acceptance. |
| Other commercial lenders | A bank or specialist property lender may consider a commercial property held through an acceptable pension structure on a case-by-case basis. | Whether the lender accepts pension-owned security, non-recourse requirements, lease covenant, valuation, repayment profile and current appetite. |

Self-directed pension providers to compare
| Provider | Relevant published facility | Questions to compare |
|---|---|---|
| Independent Trustee Company | Publishes pension-property facilities for qualifying ITC PRSAs and ITC Buy-Out Bonds. Its residential route uses an approved independent property-management panel. | Eligible structure, lender compatibility, Propertyline and administration charges, liquidity policy, panel requirements and turnaround. |
| Quest Capital Trustees | Publishes property-purchase guidelines, property application material and a lending-from-a-pension-structure form. Its guidance covers rent handling, management, LPT and periodic valuation. | Available structure, borrowing acceptance, charges, professional-agent arrangements, valuation frequency, administration and retirement options. |
| Newcourt Pensioneer Trustees | Publishes guidance for residential, commercial and mixed-use pension property and explains its property-purchase, solicitor and administration process. | Available structure, permitted property, lender and solicitor panels, charges, management, geography and post-retirement treatment. |
Other suitable providers may be available. The best fit is not automatically the largest provider: compare the legal structure, lender compatibility, permitted investments, total charges, service, liquidity policy and retirement route.

Reserve policies differ. ITC’s public calculator illustrates six months of outgoing costs. Newcourt’s February 2024 brochure describes twelve months of loan repayments and additional provider liquidity requirements. These published examples do not confirm the reserve required for a current application; obtain written provider, trustee and lender confirmation.
